Kimco: Retailers, Grocery Store Planned for Perry Hall Square
New leases are expected to be announced in late January or early February.
A new lease for the former Perry Hall Superfresh lot may not be finalized until late January or early February, said Gregory Reed, assistant director of Perry Hall Square Shopping Center's management company, Kimco Realty.
While the new tenant has not yet been finalized, Reed said he expects it to be a grocery store.
During a community meeting in October, he said the location would probably not be filled with a Trader Joe's, Weis, Safeway or Giant.
Out of 40 possible spaces, the historic shopping center currently holds 24 active businesses, including anchor tenants ACE Hardware, Brunswick Perry Hall Lanes, Rite Aid and the Dollar Tree, according to Kimco's leasing documents.
Former anchor tenant Superfresh closed in July.
The shopping center may reduce its vacancies by 15 to 20 percent after the new year, Reed said.
"We're expecting offices and local chain retailers," he said. "We're working on deals."

Also, if it is a grocery store, please seriously consider adding a wide sidewalk that extends from the store to Bel Air Road at Chick-fil-A. It would connect the entire Darleigh Manor area and would be an enjoyable walk to the shopping center.

Where Superfresh was, if we can't get Trader Joes, then I want to see Harris Teeter, Whole Foods, or Fresh Market. That shopping center needs some spiffing up. I'd love to get a Homegoods or Marshalls/TJ Max, Kohls, Buy Buy Baby (closest one in MoCo), World Market, an authentic Mexican place or a better Thai place or even a Vietnamese restaurant. Pasta Mista and Towson Hot Bagels could certainly expand up this way too! My Gym or The Little Gym would be great for the kiddos.

I agree, but it's probably not going to happen. Hope I am wrong though. Really, I do.
A World Market would be cool actually, I hadn't thought of that. Same with Towson Bagels. I go to Bagel Bistro right now but it's fortunate I head around the beltway (so to speak) to go to work so I can hit it when I wish without inconvenience.
They have good bagels, btw. On Joppa Rd. in Parkville. Locally owned.

World Market is a great idea! That's such a cool store, and there aren't any in the Baltimore Area at all, closest are in Montgomery Co. Kohl's and Homegoods are really good ideas too. I've been hoping for an Unlce Julio's Rio Grande Cafe (best Tex Mex food ever) to open in the Baltimore Area for years, again closest are in Montgomery Co. This would be a great location for it too.

Tim, what exactly does "locally owned" have to do with anything? Although your local Subway, Burger King, McDonalds, Bill Batemans, etc. are a part of mega corporations, they are also "locally owned" by franchisees.

Tim, in other parts of the US, there are Cracker Barrels 5 minutes from each other...and what does that matter anyway. There are 7 grocery stores within 5 minutes of each other in Perry Hall. There are 20 gas stations within 5 minutes of Perry Hall. There are 25 pizza places within 5 minutes of Perry Hall. Why so close???? Get my point?

I have been in regular communication with Kimco Realty. I know everyone has ideas for the shopping center, and I have passed along the numerous suggestions for a Wegman's or Trader Joe's. I would absolutely welcome that type of store, but as Kimco explained at the community meeting I held earlier this year, businesses make decisions based on demographics and market analyses. Everyone has a “wish list” for what should fill the shopping center, but I am most concerned about bringing new jobs to this community and filling the vacant space.

Absolutely right. If another national tire dealer, Aldi, a new fast food or anything else we did not really want agreed to a long term lease, and zoning allowed it, Kimco would do it in a heartbeat. In addition, aside from perhaps the fast food idea, decent jobs would be created. And as David says, if the demographics show an idea works, there are probably enough customers to prove the concept profitable.

I don't realy think there's enough room for a Wegman's in that shopping center, even if is was the only store there. Have you seen the parking at the store in Hunt Valley? On busy weekends and evenings, parking is hard to come by, and that lot is huge.
It's a great store, and I know many Perry Hall residents would really like to go there, but there will always be those who will complain about the increase in traffic. Those people will be complaining no matter what large store goes in there. Good luck to all of you.

That whole shopping center just is not pleasant to shop in or even look at. The large desolate parking lot and whitewashed stores will not change no matter what new tenants move in. Time to demolish it and start over.

Perry Hall needs something fresh and new. Trader Joe's is my absolute FIRST choice. With the Trader Joe's in Towson being in that awlful parking garage it is ridiculous. Do you know how much foot traffic something like this would bring to this area??? I would highly recommend pursuing this option. We are far enough away from Towson to pick up an entire market from harford county south. GO TRADER JOE'S

Foot traffic? The school bus still picks up kids from the townhouses next door to Seven Oaks Elementary. I never see very many people walking along any sidewalks in Perry Hall.

I'd like to see a Kohl's in the old Super Fresh building. We sure could use a Sally's beauty supply in the center itself, A taco bell would be awesome, a payless shoe store would be cool. Little stores like that need to come back. I have said to my mom a million times it would be so nice to have a store close enough that if in the last minute you need a pair of shoes you could run down the street to a payless or some other shoe store, like the shoe department. We need little places like that to open up jobs for people like myself, that are looking for a part time job, just to make some extra money. Even my 16 yr old son has been having a heck of a time finding a job close to home. He will be getting his license in January, but it would make it so much more convenient to run him to work and come back home so the car would be available for whomever else in the household needs it. We are 3 adults living in a nice home sharing 2 vehicles, now it will be 4 drivers. We have done so many things to try and save money and owning only 2 cars was one way, so having more shops local would be sooooooo nice. How about a Big Lots store, that would be a perfect store for the old super fresh building. Oh and by the way, another thing we need on the belair corridor is Royal Farms. I drive to the one on pulaski highway to get gas & chicken which is really good and that is something else we could use. There are so many possibilities, I just hope they make good choices.

I have lived in Perry Hall my entire life and have seen the changes over the last 50 years. Perry Hall needs to go back to the old days with practical, functional stores that carry goods people use and need. I would love to see a Redners or Shoppers grocery store. Perry Hall has several grocery stores now but I find myself driving to Parkville or Joppatowne to buy grocerys because I can save so much money. With the economy the way it is, we need value for our money to help keep the community strong. There are a lot of stores out there where you can get that, sadly they are not in Perry Hall. I shop all over the place to save money, Perry Hall could use a Redners, Shopper's Warehouse, Aldi's, Dollar General Store ( I really miss the one that was in North View Shopping Center), Big Lots, just off the top of my head. We need store with value, not flash. I can't feed my kids flash........

Tim-for me, it is not about having money to shop at stores like Wegmans, Harris Teeter, etc, it is having the convenience and availability of good produce, more natural/organic and less processed foods within a short distance from my house, and from what I read on this post and others, I am not in the minority. A large population of folks in Perry Hall work full time, have families and may rather enjoy spending their free time with their families then travel to Abbingdon and Towson for a better selection of the types of foods I mentioned above. It is kind of unfair for you to assume that those who chose to shop at Harris Teeter, etc. are there because you think they have extra money to spend on groceries, rather than because they may want more natural food choices. I have found that I can afford to shop at these types of stores if I look for in-store sales, buy foods in season and use coupons.

What a bunch of snobs! I and my family eat just fine without ever buying anything "organic". There has never been any definitive proof that "organic" foods are any better for you. Shoppers' produce is just as fresh as the others. You can go to Wegmans and the others and buy junk food just like any place else. It's not where you shop. It's how you shop.

It's not just how you shop. It's how you live. Our grandparents never needed to join a gym. They cooked from scratch, had children to chase after, homes to upkeep, laundry to hang outside & gardens to tend. Not everyone over the age of 16 had their own car. They walked & rode buses. Imagine!

My husband and I travel the country by road (not flying) and in all honesty I don't remember seeing a Crackle Barrel that wasn't literally "right off the Interstate", normally within 2 miles and a straight shot. Their target market area seems to be to the RV/Bus and Truck communities. I know they advertise in every RV magazine we receive and have been voted thiings like "Most Welcome" award and such in the RV community. I love them, but that may be why we probably won't see one in Perry Hall. There might be a shot in Whitemarsh closer to the I95 exits. The one off I95 that's been discussed here is right off 95 which seems to be similar to most of their locations.

Perry Hall is not going to attract a "high end" grocery store. We just do not have the demographics to support such an establishment. I actually spend very little money in Perry Hall, and do nothing but travel to far ends of Baltimore and Harford Counties to shop. I would love to see a Whole Foods open, as the drive to Mt. Washington gets tiresome. But, I'm also realistic enough to realize that it's not going to happen.
