Economy, Kimco Caused Charcoal Grill Closure, Owner Says

Famous for its smokey pit beef sandwiches, Charcoal Grill's Perry Hall location shuttered its doors last week. The owner, who still runs a location in Parkville, said the economy and Perry Hall Square Shopping Center's management company are to blame for the closure.
Business had dropped at the take-out restaurant, opened in 2004, according to owner Michael McFadden. "For the most part, it's just the economic times," he said.
But McFadden also expressed disappointment with the center's management company, Kimco Realty, and the condition and maintenance of the center, which was built in 1964.
McFadden believed his rent was reasonable for the market, but said several other tenants were being overcharged.
"The rent was fair for me, but I negotiated the deal eight years ago," he said. "I was disappointed in how sparse they allowed the shopping center to become, and not giving us more of a discount for the vacancies."
Patch has reached out repeatedly to Kimco, but representatives were not available to comment on McFadden's claims.
Last summer, 40 percent of the shopping center's storefronts were vacant—16 out of 40 total spaces.
Shear Genius salon, an 11-year tenant, left the center in July 2011 because Kimco had raised the rent during the height of vacancies, said manager Kathy Lesko. The salon reopened at the newly-built Honeygo Crossing shopping center, near the corner of Belair Road and Honeygo Boulevard.
Over the past year, however, the center has gained new tenants.
A frozen yogurt and martial arts school have both opened, and an auto parts store is planned. Giant, an anchor tenant grocery store, also replaced the former Superfresh, which closed in July 2011.
Managers and owners at existing businesses, including Ace Hardware and Italian Sensation, said they hoped the new grocery store represented a turning point in more activity and foot traffic at the center.
County Councilman David Marks created a county-sponsored commercial revitalization district over the area in May 2011, that allows businesses to qualify for interest-free loans, architectural and design assistance and other county benefits. Marks has also included the center is several "Downtown" Perry Hall initiatives.
Marks, during the Giant grand opening last month, praised Kimco for their efforts toward bringing in new tenants.
But McFadden said Kimco didn't do enough to improve the area or make use of county benefits.
"It was a day late and a dollar short," he said. "When you're a billion-dollar company like Kimco, you just don't care."

Or maybe part of the problem was they didn't maintain their posted hours. Can't tell you how many times I stopped by later in the evening to grab dinner and they were closed, although they were supposed to still be open and the staff was still inside goofing off. Emailed the company several times and never even received a response. Finally gave up and went elsewhere, didn't even bother stopping by.

Maybe if the management would take steps to keep the place looking better by preventing their tenants from putting trashy-looking signs around the property. I finally got tired of looking at that ugly, portable sign by the Outback entrance for some tanning-saloon and filed a complaint. It's finally gone.

That is to far to go for a sammich. I used to live over there and I would go there sometimes. Just like when I lived in Edgewood I went to that one when it existed. Now I live in Perry Hall and I need a Pit Beef joint!

Now that the Giant is open, I visit the shopping center more often. The poor design of the parking lot makes it scary coming in on the Chick Fil A side (with so many ingress and egress points, there are going to be accidents) and the same coming in from the Outback side. Plus you have the gigantic, muffler scraping speed bump/mountains next to Outback that really need to be shaved down a bit. I only visit Giant due to the inconvenience of driving through it all. I don't even know what's in the shopping center except for a hardware store and Rite Aid.

This Charcoal Grill location was poorly run and the <gr/Owner just didn't care about the customers.
My experiences with them were miserable and I finally just stopped giving them my money.
Don't blame the shopping center, the true cause was YOU !

I just do not like the looks of the shopping center. I think it is shabby looking.
