The spring market is definitely in full swing, and in Perry Hall we saw more homes sold in April than we did both the month before and the year before. In addition, these homes sold faster, too - with the Average Days on Market for April down compared to both March and April 2011.
Even though the home buying and selling activity has increased, the overall prices have not yet risen as a result, and it will be interesting to see if they actually do in the next few months. The Average Sold Price in April was down 12.5K from last month and about 18.5K from last year. In addition, the Detached Average Sold Price in April was down more than 85.5K from last month and almost 48K from last year.
The only increase in average price that we saw here in Perry Hall was with Attached homes sales. In April, the Average Sold Price was up almost 48K from March, and 20K from April 2011. Let's hope that these indicators of a stronger real estate market continue!

Even though these local real estate numbers by zip code give us a lot of information about how our local market is doing, much depends on the inventory sold that month. For example, a single family home's value can vary immensely by square footage, number of bedrooms and bathrooms, updates to the home, etc. Because of such variation, we expect the numbers each month to fluctuate a bit based on the inventory sold in that month.
