In Nottingham, the average sold price has held steady for the last two months (December and November 2011), but is down slightly from the year before. Breaking it down a little further, the attached average sold price dropped $33,139 from the month prior, and $46,110 from December 2010. However, the detached average sold price has held relatively steady. 

We do see an increase in market activity in December 2011, with eight more homes sold in December than the prior month, but the average days on market increased by 18 days. However, the average days on market did decrease 30 days from the average calculated for December 2010.

Even though these local real estate numbers by zip code give us a lot of information about how our local market is doing, much depends on the inventory sold that month. For example, a single family home's value can vary immensely by square footage, number of bedrooms and bathrooms, updates to the home, etc. Because of such variation, we expect the numbers each month to fluctuate a bit based on the inventory sold in that month.

It would be nice to see numbers for 21128 which is called Perry Hall. Probably not hard to do.

Welcome. Found it. It would be nice to drill down further on the numbers. As the drop in the average detached price indicates resales of older homes were greater in December than November, I hope! Say average sale prices of homes built after 2000 would be interesting as a split out of "average price". Might be interesting to those who bought during the "bubble."
