In Perry Hall, we saw a decrease in the average sold price for December 2011 as compared to both the month before (November 2011) and the year before (December 2010). Even though prices have dropped, the Perry Hall average sold price was still higher than the Baltimore County average by over $40,000 in December. When we investigate further, the detached average sold price decreased significantly, while the the attached average sold price shows an increase for last month.  

We also see more activity—the number of homes sold was up two from November 2011, and up seven from last year in December 2010. Homes are also being sold faster—the average days on market was down 43 days from November 2011, and down 47 days from December 2010.

Even though these local real estate numbers by zip code give us a lot of information about how our local market is doing, much depends on the inventory sold that month. For example, a single family home's value can vary immensely by square footage, number of bedrooms and bathrooms, updates to the home, etc. Because of such variation, we expect the numbers each month to fluctuate a bit based on the inventory sold in that month.

The good numbers are the average days on the market has fell to 87 days in PH. Perhaps supply and demand are leveling. A good thing for home values.
