In Perry Hall, the Average Sold Price in September for the 16 homes sold was almost $369,000, up over $80,000 from the month before (August 2012) and up $90,000 from the same time last year (September 2011). Even though less homes were sold in 2012, the homes were sold faster and for a higher price in Sepetember 2012. The average Days on Market was down over 90 days from both August's average as well as Sept. 2011's average!
Looking at the Attached Average Sold Prices, the Average for Sept. 2012 was up almost $28,000 from August, and almost $15,000 from last year. The Detached Average Sold Prices were also up - an increase of $82,000 from August's average, and almost $57,000 from last year.

Even though these local real estate numbers by zip code give us a lot of information about how our local market is doing, much depends on the inventory sold that month. For example, a single family home's value can vary immensely by square footage, number of bedrooms and bathrooms, updates to the home, etc. Because of such variation, we expect the numbers each month to fluctuate a bit based on the inventory sold in that month.

Rebecca, it would be nice if some personal comments about the report and your feelings about the PH real estate market were included instead of dry canned statistics.
People do read the reports. It is nice to see market activity and prices rising.
