April Real Estate Report for Nottingham & White Marsh

See how the Spring Real Estate Market is doing for 21236 and 21162.

 

In Nottingham, the Average Sold Price in April 2012 was slightly higher than both the month before as well as the year before, with the more notable increase of almost $15,000 compared to March's average sold price. However, even with that increase, there were 9 less homes sold in April, and the Average Days on Market actually increased compared to March 2012 and April 2011.

Breaking it down a little further, the Attached Average Sold Price saw a decrease of $4,155 from March's average, and a larger decrease of $12,379 from April of last year. The good news is that the Detached Average Sold Price increased - compared to March it went up $24,156, and from last year $14,046.

It will be interesting to see how May's numbers compare, since many of the homes settling in May most likely went under contract in March and April of this year.

Even though these local real estate numbers by zip code give us a lot of information about how our local market is doing, much depends on the inventory sold that month. For example, a single family home's value can vary immensely by square footage, number of bedrooms and bathrooms, updates to the home, etc. Because of such variation, we expect the numbers each month to fluctuate a bit based on the inventory sold in that month.
