May Real Estate Report for Perry Hall, Kingsville

See how the Spring Real Estate Market is doing for 21128 and 21087.

 

While the number of homes sold last month in May was consistent with the month before (April 2012) and the year before (May 2011), the Average Sold Price decreased over $12,000 from April and over $23,000 from last year. Another disappointing statistic we saw was that the Average Days on Market rose a great deal - 58 days from April, and 47 days from last year.

Breaking it down a little further, the Average Sold Price for Attached homes decreased over $28,000 from last year, and over $58,000 from April 2012. Also, the Detached home Sold Price dropped over $26,000 from last year. However, the Detached Sold Price average did increase over $34,000 compared to the month before.

Even though these local real estate numbers by zip code give us a lot of information about how our local market is doing, much depends on the inventory sold that month. For example, a single family home's value can vary immensely by square footage, number of bedrooms and bathrooms, updates to the home, etc. Because of such variation, we expect the numbers each month to fluctuate a bit based on the inventory sold in that month.
